Council are proposing to amend the Sunshine Coast Planning Scheme 2014 to effect specific sites in the following suburbs:
Buderim, Chevallum, Dicky Beach, Eerwah Vale, Golden Beach, Kenilworth, Kunda Park, Landsborough, Little Mountain, Maleny, Mount Coolum, Pelican Waters, Witta, and Woombye.

Proposed amendments intend to amend zoning and building height limitations, along with various changes to a number of related planning scheme provisions.

Some of key changes to note:

  • Rationalisation of maximum building height increments, including:amend properties currently included in the 11 metre increment and include in the 12 metre increment.
    • amend properties currently included in the 13 metre increment and include in the 12 metre increment.
    • amend properties currently included in the 14 metre increment and include in the 15 metre increment.
    • amend properties currently included in the 19 metre increment and include in the 18 metre increment.
    • amend properties currently included in the 20 metre increment and include in the 21 metre increment.
    • amend properties currently included in the 23 metre increment and include in the 25 metre increment or as varied by the below site/area specific variations.
  • Increased maximum building height provisions over a number of existing residential care and retirement villages sites.
  • Increased maximum building height provisions over existing educational sites (namely existing private and public schools).
  • Allow ‘warehouses’ (where for the storage of caravans, boast, recreational vehicles and the like) to be Accepted Development in the low and Medium Impact Industry Zones.
  • Changes to the level of assessment for subdivision within the Gloucester Road South Precinct of the Buderim Local Plan and the Homestead Drive Precinct of the Caloundra West Local Plan.
  • New requirements for small residential lots in the Medium Density Residential Zone, including a preferred minimum lot size of 300m2.
  • Increased minimum density requirements for residential development in the Medium Density Residential Zone, where on sites with a maximum building height greater than 8.5m.
  • New maximum garage door widths for small residential lots.
  • New minimum lot frontage requirements for Dual Occupancies within the Medium Density Residential Zone.
  • New requirements relating to Secondary Dwellings under the Dwelling House Code.
