Another first for ADAMS + SPARKES Town Planning

ADAMS + SPARKES Town Planning is proud to announce the successful approval of the Holiday Inn & Suites Caloundra, on behalf of Felix Capital. This approval marks the first development approved under the Sunshine Coast Council’s Accommodation Hotel Incentives Package. This milestone project at 51–55 Bulcock Street, is set to redefine Caloundra’s accommodation and hospitality landscape.

Congratulations Felix Capital! This project exemplifies collaboration with both Local and State government, and their vision for Caloundra, setting a high standard for future developments in the region.

Our team worked closely with Sunshine Coast Council and Cr Terry Landsberg,  to navigate the new planning framework and ensure the proposal aligned with both local policy and regional tourism goals. This project is more than just a new hotel development – it’s part of the region’s broader vision for growth, vibrancy and economic resilience.

Project Highlights:

  • Ground Level: Retail shops and cafes to invigorate the street frontage.
  • Level 1: Restaurant and hotel amenities, including a pool area, gym, kids’ club, and recreation space.
  • Levels 2–10: 160 hotel suites
  • Level 11: Rooftop restaurant and bar, outdoor dining and function rooms

 The project is a collaboration between Felix Capital and IHG Hotels & Resorts, aiming to address the region’s shortfall in upscale accommodation and to attract high-value visitors.

We’re particularly proud to have contributed to an outcome that supports community:

Economic and Community Impact:

  • Annual Visitor Spend: Projected at $29.5 million, bolstering the local economy.
  • Employment Opportunities: Creation of 422 jobs during construction and 165 ongoing roles in the hospitality and tourism sectors.

The project proves that the recently adopted Temporary Local Planning Instrument (TLPI) has the ability to stimulate the development of luxury hotels in key areas. Sunshine Coast Mayor Rosanna Natoli emphasized the significance of this approval:

“It’s exactly the kind of outcome we had hoped for when we introduced the Accommodation Hotel Incentives Package. It’s a positive start of investment, jobs, and opportunity for our region.”
