Kingsway Estate, Kinka Beach

This approved park residential development is located at Kinka Beach, 11km south of the Yeppoon CBD. Comprising 51 lots over three stages, this development provides a unique land offering of flat, sewered, acre lots in close proximity to the beach.

Capricorn Coast Homemaker Centre

The $35M master-planned Capricorn Coast Homemaker Centre (Stage 1) involved the development of surplus Council land on the primary  entry point to Yeppoon. Our role was to facilitate and manage the development application process and ensure the development approval was achieved in a timely and cost-effective manner. Approval was granted in mid-2018 and Stage 1 has been constructed.

Residential Subdivision, Lammermoor

This proposal involved a development application over land zoned Rural under the relevant planning scheme. The site provided limited rural or agricultural benefits, given its size and its proximity to land within both residential and park residential zones. As a result, approval was granted for 34 residential lots.

Yandina-Industrial

Industrial Subdivision – Yandina

Located at the gateway to the Yandina Industrial Estate, this development resulted in the creation of 10 industrial lots on previously undeveloped land. The industrial lots are freehold in tenure and range in size from 2,400m2 to 4,200m2. In addition to the creation of the lots, ADAMS + SPARKES coordinated a Variation Approval over the sites to maximise the development potential on the created lots for industrial purposes.

Greenwood Village, Redbank Plains

Located 35kms west of Brisbane and 10km from the Ipswich CBD, Greenwood Village comprises a 13-hectare estate with 174 traditional home sites. After acquiring the land with approvals in place, out client sought advice from ourselves and their preferred consultant team in relation to increasing yield and making various design changes to better respond to their house and land product. Changes were subsequently approved by Council and the project was delivered.

The Gateway, Industrial Estate

Description This project involved a large master-planned industrial estate owned and developed by Livingstone Shire Council. With existing approvals already in place at the time Council acquired the land, Council sought our assistance in preparing a master plan document for the estate, which would provide the planning framework for the assessment of future development within the estate. Our team prepared 'The Gateway Business & Industry Park Development Document' for endorsement by Council's development assessment team and included definitions, table of assessment categories and the assessment criteria for future development.

Tulipwood Estate

Located in Highworth on Queensland’s Sunshine Coast, Tulipwood Estate comprises 65 residential lots ranging from 600m2 to 1,604m2. We were engaged to provide advice during the due diligence and acquisition stages before leading a consultant team through a redesign of an old development approval and the successful approval of various changes to the original development approval.

53 lot subdivision, Nambour

The site contains a total area of 9.3ha, across hilly terrain, with direct access to Nichols Street, Strathford Avenue and Glenbrook Drive. The characteristics of the site provides the opportunity for a unique housing product.

Chevallum Industrial Park

The Chevallum Industrial Park comprises 49 lots, ranging in size form 1,500m² to 5,168m², plus 1.8ha site established specifically for Toll IPEC. The estate is unequally established under a Community Title Scheme and comprises a 8.5ha parkland and stormwater detention area. ADAMS + SPARKES were involved in the initial planning phases of the project from 2008 and been involved in its approval and delivery phases.

‘The Pines’, Yeppoon

Located on a 120 hectare site in central Queensland and minutes from Yeppoon, the $500 million master planned community, ‘The Pines’, is set to be home to approximately 2,000 people upon completion.

Small Lot Project, ‘The Meadows’, Pimpama

Small Lot Project, ‘The Meadows’, Pimpama

Our client, Thompson Building Group, is an industry leader in delivering energy efficient, affordable small lot housing on standard freehold lots. This proposal sought to amend a previous development approval to allow for the approved 120m2 lots to be registered on title prior to the construction of the proposed detached dwellings. It was also proposed to make internal and external design changes to improve the livability of the proposed dwellings and overall streetscape appearance.

Capricorn Adventist Retirement Village, Yeppoon

Capricorn Adventist Retirement Village, Yeppoon

The proposal involved an extension to the existing Capricorn Adventist Retirement Village in Yeppoon. The proposed extension includes 62 detached dwellings, an internal road network, park and street and high quality landscape design. This Impact Assessable development application was made in response to a demand for additional retirement accommodation in Yeppoon and will complement the existing aged care and retirement dwellings on the adjoining property.
